Never done it, but wouldn't recommend it either. I think coming up with the asking price is something best left to a pro. An appraisal from a reputable appraiser can help you, tell him/her you want their honest opinion about asking price for the subject property. If you want to sell on your own there's also some good "how to" books for more info.

I would say commissions for excellent RE agents have gone down considerably lately, I think their knowledge and expertise is worth the price.

FSBO's OK as long as...

you know the disclosure requirements and other required paperwork. Otherwise, you as the seller will be very vulnerable to lawsuits even after you sold your house. Have a trusted real estate agent advise you on what is required in your county.

As a realtor, I am inclined to help FSBO's in my area even if I do not get compensated by them. It has always been a positive experience for me because they send clients to my door.

it's a lot harder than it looks

and commissions are lower now, it's worth the extra $$ to leave it up to an agent

but get a good one
